Marketing consultation

Often called a valuation or market appraisal this appointment takes about an hour and will cover all aspects of the selling process, including advice on presenting your home to encourage offers, the creation of the sales brochure with quality images and floor plan, how to generate enquiries on the best property websites and via social media, why accompanied viewings will improve your chances of selling, why we are available 7 days a week and up to 7pm on weekdays, why our no-tie in agency agreement is the fairest in the area, how we keep you fully updated throughout the process and of course an in depth analysis on the best asking price and likely selling price. This is your opportunity to ask all those important questions and see how we can make your next move as easy as possible.

Instruction visit

Once you have chosen us as your agent we will arrange another appointment to expertly photograph your home and draw a detailed floor plan which along with an enticing description will form the basis of the sales brochure. We will also discuss the ideal placing of our eye catching For Sale board.

Marketing your home

Once you have approved the sales brochure we will begin by immediately contacting suitable buyers from our ‘Preferred Buyer’ database and presenting your home on the best property portals such as Rightmove and Zoopla. If social media’s your thing then we will make sure your home is seen across Facebook and Twitter. After every viewing we will let you know what the buyer thinks within 24 hours. Every fortnight we will provide you with marketing statistics for your home and discuss how we should proceed.

Accepting an offer

Every offer we receive on your home will be presented with an in depth assessment of the buyer’s circumstances so you can make an informed decision and our advice will always have your best interest at heart. Once agreed we will confirm details of both parties solicitors (if you would like a recommendation we will be delighted to introduce an excellent local solicitor) and draw up the memorandum of sale.

Making sure all this hard work doesn’t go to waste

Also known as sales progression, the time between agreeing your sale and the day you hand over the keys, is when you need your agent to be focused and we spend a large amount of time making sure everything goes smoothly. We speak to solicitors, mortgage advisors, other estate agents in the chain and most importantly both seller and buyer as often as necessary to ensure your move goes to plan.

Moving day

Always a stressful day trying to juggle everything so we like to make sure you don’t have to worry about your keys. Where possible we will arrange to collect a spare key from you the day before and once the sale has completed we will meet your buyer at the property to hand over the keys.
